Factory-built housing in California involves state-level programs — DAA, QAA, factory inspection and HCD insignia — alongside local city and county permitting. We explain each step objectively, without overstating approval status.

State-level programs such as DAA, QAA, factory inspection and HCD insignia do not necessarily replace review by the city or county where your project is located, including zoning, foundation, utilities, fire access, setbacks, installation and building permits. What is the difference between mobile and permanent prefab homes?

Mobile prefab homes are standardized models that are factory-produced at volume; base pricing is published when a model is released for sale. Permanent prefab homes are engineered per project, based on your land, intended use and local regulations, and are quoted individually.

Are KyangLab prefab homes approved in California?

Compliance status varies by model and is shown on each model page. California factory-built housing involves state-level programs such as DAA, QAA, factory inspection and HCD insignia, as well as local city or county permitting. Contact us for the current compliance status of a specific model.

Do I still need a local permit for a prefab home?

In most cases, yes. State-level programs do not necessarily replace review by your city or county, including zoning, foundation, utilities, fire access, setbacks, installation and building permits. Requirements vary by jurisdiction.

Do KyangLab homes qualify for California's 120 sq ft permit exemption?

No — and we say this upfront. California's building-permit exemption for small accessory structures generally applies only to one-story structures under 120 sq ft without plumbing or electrical. All current KyangLab models are larger than 120 sq ft and are designed as living spaces with kitchens and bathrooms, so they go through the normal permitting process. Be cautious of sellers who imply a habitable unit can skip permits.

How much does a KyangLab mobile prefab home cost?

Our standardized models are currently in development for California and not yet on sale, so we do not publish prices for them. When a model is released, its base shell-kit price will be published on its page — and a completed project always adds shipping, foundation, utilities, interior fit-out and permit costs on top of the unit itself. How are the homes delivered?

Mobile-line models ship as flat-packed SIPs kits in standard containers — for example, one 40' HQ container carries two Tiny Villa B2 kits. Request a shipping estimate for delivery to your site.

Can KyangLab build a custom prefab home for my land?

Yes. The permanent prefab line is designed per project. Submit your site details and we will review land conditions, intended use and the local regulatory pathway before proposing a design.
